Bushfire Assessment Reports

Bushfire assessment reports for development applications on bushfire prone land are prepared in accordance with the requirements of Planning for Bushfire Protection 2006. Local Councils can now accept these reports (under Section 78BA (1)(b) of the EP & A Act) in-lieu of referring your application to the NSW Rural Fire Service, with the exception of developments that are deemed to be located in a Flame Zone. By choosing to apply for your development application through BBS, your application will be assessed and approved in a shorter period of time.

Bushfire Attack Level (BAL) Certificates

Bushfire attack level (BAL) certificates are specifically for complying development proposals. These certificates are assessed and prepared in accordance with Planning for Bushfire Protection 2006 and State Environmental Planning Policy (Exempt and Complying Development Codes) 2008. By choosing the complying development option the assessment and processing of your application is finialised in a short period of time, generally within seven working days. Bushfire Hazard/Threat Assessments

Bushfire hazard/threat assessments can be prepared when you wish to establish the level of threat posed from an area of bushland and also which mitigation measures should be undertaken to lesson the threat. These assessments are prepared with the benefit of several tools recognised by the NSW Rural Fire Service

Pre-purchase Bushfire Threat Assessments

Pre-purchase bushfire threat assessments can be prepared for perspective property buyers or owners who wish to establish the level of bushfire threat from bushland located on adjacent properties. The current legislation, Section 149 planning certificate (EP & A Act 1979) only identifies that a property is bushfire prone, and does not specify the level of bushfire threat.
